Laws about rental increases on commercially zoned live-work space in San Francisco?

The law states that a landlord CANNOT raise the rent at all for the duration of the lease. If you sign a lease for a year, the rent amount must remain the same for the duration of the lease. If you are on a month-to-month lease, the rent can go up at any time.
